1. Acceptance of These Terms
These Terms & Conditions apply to your use of the Teem Multiservices website and to communications initiated through this website, including requests for information or pricing.
By accessing or using this website, you agree to these Terms & Conditions. If you do not agree with these terms, please do not use the website.
A website inquiry or pricing request does not by itself create a service contract or obligate Teem Multiservices to perform work.
2. Website Use
The Teem Multiservices website provides information about our company, service categories, property types, service areas, completed work and ways to contact our team.
You may use the website for lawful purposes, including:
- Learning about Teem Multiservices and the services we provide
- Reviewing property-service information
- Viewing examples of completed projects
- Requesting pricing or project information
- Contacting our team about a property or project
You may not intentionally interfere with the website, attempt unauthorized access to website systems, submit malicious code, use the website for fraudulent purposes or misuse website forms or other functionality.
3. Services
Teem Multiservices provides property services for multifamily and apartment communities, condominium properties, student housing, commercial properties and residential customers.
Depending on the property and project, services may include:
- Apartment turn and make-ready services
- Interior painting
- Exterior painting
- Commercial painting
- Drywall repair and wall preparation
- Turn and project-based cleaning
- Hallway and common-area services
- Minor agreed property corrections and punch-list work
- Other property-service scopes specifically included in a written quote or proposal
The availability of a particular service depends on the property, location, project conditions, scope, access, scheduling requirements and Teem's ability to perform the requested work.
4. Pricing & Quotes
Pricing shown or discussed before Teem has reviewed the actual project should be treated as preliminary unless it is clearly identified as a final written quote.
Managed-property, multifamily, condominium, student housing and commercial projects generally receive custom pricing based on factors that may include:
- Property type
- Number of units, buildings or areas involved
- Existing property or surface condition
- Services included
- Required preparation
- Access conditions
- Occupied or vacant status
- Project volume
- Phasing or sequencing requirements
- Scheduling and target completion dates
Written quotes
When Teem provides a written quote, proposal or scope, that document identifies the work included in the quoted price.
Work, materials, repairs or services not included in the written scope are not automatically included in the quoted price.
The written project scope controls what has been priced and what Teem is proposing to complete.
5. Scope of Work & Project Changes
The services performed for a project are determined by the scope accepted for that project.
Conditions discovered after work begins may differ from the information available when the project was originally reviewed.
If additional work is requested or a condition is discovered that materially changes what is required, Teem may review the additional work separately before proceeding.
Additional work is not considered part of the original scope solely because it is located in the same unit, building, room or project area.
Project documents
A quote, proposal, work order, invoice or other written project document may contain terms specific to that project.
If a project-specific written agreement contains terms that differ from these general website Terms & Conditions, the project-specific terms control for that project.
6. Scheduling, Access & Timing
Project timing depends on factors such as property condition, project size, the services included, access, occupancy, sequencing, volume and the schedule the property is working toward.
Once a scope is accepted, Teem coordinates access and scheduling based on the requirements of the particular property.
For managed and occupied properties, scheduling may need to account for:
- Resident or tenant notice
- Property access procedures
- Keys, entry codes or authorized access
- Elevator or loading access
- Quiet hours
- Building or association rules
- Business operating hours
- Inspection dates
- Move-in or occupancy deadlines
Customers should communicate known scheduling or access restrictions before work is scheduled so those conditions can be considered in the project plan.
Target dates
A requested or target completion date is not automatically guaranteed merely because it was included in an inquiry. Teem will review the requested timing in connection with the actual scope and scheduling capacity.
7. Customer Responsibilities
Customers are responsible for providing information reasonably necessary for Teem to evaluate and coordinate the requested work.
Depending on the project, this may include:
- The correct property address
- Property type and areas involved
- Number of units, buildings or spaces in scope
- Accurate information about known property conditions
- Requested services
- Target dates
- Relevant photos or scope documents
- Property access requirements
- Resident, tenant or building restrictions
- Any required project approvals
- A contact authorized to make scheduling or scope decisions
Customers are responsible for obtaining any internal, owner, management, association or other property approvals required before work begins.
8. Payment & Invoicing
Pricing, invoicing and payment requirements may vary by project, customer relationship and type of work.
Any project-specific payment terms, due dates, deposits, approved pricing arrangements or invoicing procedures will be communicated through the applicable quote, proposal, work order, invoice or other written project documentation.
Customers are responsible for reviewing applicable project documents before approving work.
For recurring or portfolio relationships, pricing may be structured according to agreed unit types, service scopes or other recurring work definitions.
9. Completed Work & Follow-Through
Completed work is reviewed against the agreed project scope before handoff.
If something within Teem's completed scope does not meet the agreed standard, notify the team and Teem will address that covered item within 24 hours of notice.
The 24-hour follow-through applies to items within Teem's completed and agreed scope. It does not expand the original project scope or automatically include unrelated work.
Conditions caused by later damage, third parties, resident activity, building conditions outside the completed scope or work performed by others are not automatically treated as deficiencies in Teem's completed work.
10. Online Estimates & Preliminary Pricing
If the website provides an estimator, calculator, pricing range or similar tool, the result is an approximate starting point only unless expressly stated otherwise.
An online estimate may not account for conditions that cannot be determined from the information entered into the website.
Final pricing may change based on factors such as:
- Actual paintable or serviceable area
- Surface condition
- Required repairs or preparation
- Number of rooms or project areas
- Ceiling height
- Trim, doors or detailed work
- Color changes or number of coats
- Access or exterior conditions
A website estimate is not a final contract price. Final pricing is established through the applicable project review and written quote.
11. Website Content & Project Photography
Website content is provided for general informational purposes and may be updated as Teem's services, coverage, processes and business operations change.
Photographs, descriptions, case studies and examples of completed projects are intended to demonstrate previous work. They do not guarantee that another property will require the same scope, produce the same result or receive the same pricing or schedule.
